Soft washing is how we clean roofs, stucco, siding, screen cages, and painted exteriors. Instead of high PSI, we use controlled low pressure and detergents made to kill mold, mildew, and algae—so the surface stays intact.

The two services are not interchangeable. We pick the method from the material—not a default setting.
Pressure Washing
Hard surfaces.
Concrete, pavers, stone, tile decks, and commercial hardscapes that can take higher PSI when it is matched to the slab. Oil, tire marks, and joint algae need mechanical force plus detergent.

Soft Washing
Roofs, stucco, painted surfaces, delicate materials.
Tile and shingle roofs, TPO membranes, stucco, vinyl, and painted walls can be scarred, driven full of water, or stripped by a pressure washer. Soft washing applies a cleaning solution at garden-hose-level pressure, lets it dwell, then rinses. Organic growth is treated at the root, which is why the result lasts longer in Florida humidity.

Where It Is Used
Built for Florida exteriors.
Broward, Miami-Dade, and Palm Beach properties deal with year-round moisture, salt air near the coast, and dark organic staining. Soft washing is the method for the surfaces that show that staining first.
House & Building Wash
Stucco, painted block, vinyl, and fiber-cement siding. Removes mildew film, dirt, and oxidation—often as prep before painting.
Commercial Exteriors
Office façades, HOA buildings, and managed properties where a uniform wash matters and high pressure would mark the finish.
Roof Cleaning
Algae streaks, lichen, and black staining on tile, asphalt, and TPO. Low-pressure rinse; foot traffic and equipment suited to the membrane or tile.
Screens & Trim
Pool cages, lanai enclosures, vinyl and painted fences, fascia, and gutters—cleaned without blowing out mesh or peeling the finish.
Paint prep, fences, and what a visit includes
Soft washing before exterior paint so mildew is not sealed under a new coat. Pair with PPW painting for one coordinated project.
A controlled wash, not a spray-and-go: identify roof type, siding, and sensitive areas; protect plants and rinse landscaping as needed; apply a dwell-time cleaner for organic growth; low-pressure rinse suited to the surface; screen cages, walls, or roofs as quoted; option to add hard-surface pressure washing the same visit.
Commercial Roof Proof
TPO and flat roofs are a different job than a driveway.
Commercial membranes cannot take the same PSI as concrete. We treat algae on TPO and other flat roofs, rinse at low pressure, and keep equipment appropriate to the membrane. This is commercial roof work—not the house-elevation hero—and it is why soft wash exists as its own service.
